What is a "Home Search Agent" or a "Buyers Agent"?

 A Buyer's Agent, also known as a Home Search Agent is someone who works on behalf of the purchaser, in the same way that an estate agent works for the vendor.

 

At what stage in the moving procedure do I appoint a Buyers Agent?

 When you have your finances in place and you are ready to make decisions and move. Once you appoint an agent you need to be ready to make a decision quickly. If you are not ready to move you might like to have an orientation tour. This would give you the opportunity to look at the area, discuss education etc.

 

Why would I appoint a buyer's agent?

 The most popular reason for appointing a buyers agent is to save you time. If you are working long hours you may not have the time to search, let alone view. We can do as much of the work for you as you choose. There is nothing worse than losing a days work to view a property - only to find that is does not live up to expectations.

If you work long hours and you have a family we can save you spending every weekend viewing properties when you would prefer to relax and enjoy time with your family.

If you are not familiar with an area you may appoint an agent to guide you towards the location and then the property to suit your lifestyle, your children's education and your aspirations. it is difficult to buy in an area that you do not know .

If you have to make a decision on your own you may choose to use a buyer's agent. For example if your family do not live nearby and you have not had to go through this process on your own before you will feel secure in the knowledge that you will not have to view on your own (we will come with you) , neither will you have to negotiate the price (we will do that for you) - you will have someone to support you throughout the whole process.

 

Are you an estate agent?

 No. We do not sell properties and we are completely independent. We have developed professional relationships with a number of estate agents and work well together. Once good working relationships are established there are advantages all round. We provide agents with serious buyers who are ready to move; they contact us about properties that are not on the open market - everyone wins. Some buyer's agents are employed by estate agents but we would suggest you use an independent buyer's agent.

 

Do you work for an estate agent?

 No we do not. We work with all of the local estate agents but not for any of them. Working together is mutually beneficial. Our clients benefit from our hearing about properties that are not on the open market and the estate agents are aware that buyers who use an agent are serious about buying - not just looking. 

 

Can you help me with schools too?

 Certainly. With over 25 years experience of teaching in independent schools in the Sevenoaks area it would be a pleasure to discuss schools with you.
